The 12-Step Mastery

A simple guide to buying your first home in the Lone Star State.

01

The Money Check (DTI)

What it means: Think of your monthly income like a whole pizza. The bank wants to make sure that after you pay for your car, credit cards, and your new house, you still have at least half of the pizza left for food and fun.
Example: If you make $\$5,000$ a month, the bank doesn't want your total bills to be more than $\$2,150$ (which is $43\%$).
02

The "Golden Ticket" (Pre-Approval)

What it means: In Texas, sellers won't even let you look at their house if you don't have this letter. It proves you have the money ready to go.
Example: It’s like a fast-pass at a theme park. Without it, you’re just standing in line; with it, you can actually get on the ride.
03
Veteran Bonus

VA Benefits & COE

What it means: If you served in the military, the government thanks you by letting you buy a house with $\$0$ down payment.
Example: While others have to save $\$20,000$ for a down payment, a Veteran can keep that money in the bank and still get the keys.
04

Hire Your Guide (The Agent)

What it means: Buying a house involves a 10-page legal contract called the TREC form. You need a professional "coach" to read it for you.
Example: You wouldn't go into a forest without a map; your agent is the map and the compass.
05

The Wishlist (Location)

What it means: In Texas, it rains hard. You need to make sure your house isn't in a "bowl" where water collects (a flood zone).
Example: You might love a house, but if it's in a flood zone, your insurance bill might be $\$300$ extra every month!
06

The Offer (Pinky Swear Money)

What it means: You give the seller a bit of money (usually $1\%$) to show you aren't joking around. This is "Earnest Money."
Example: It’s like putting a deposit down on a new game console so the store doesn't sell it to someone else.
07

The "Detective" Phase (Option Period)

What it means: For about 7 days, you have the right to cancel the deal for *any* reason. This is the "Option Period." You use this time to find out if the house has hidden problems.
Example: Checking under the "hood" of a used car before you buy it to make sure the engine isn't going to explode.
08

The Fix-It Talk (Negotiations)

What it means: If the inspector found a leaky roof, you ask the seller to pay for it before you buy.
Example: "I'll buy your bike for $\$100$, but since the tire is flat, give me $\$10$ back so I can buy a new one."
09

The Value Check (Appraisal)

What it means: If you agree to buy a house for $\$300,000$, but the bank thinks it’s only worth $\$280,000$, they won't give you the full loan.
Example: You wouldn't pay $\$50$ for a candy bar that costs $\$1$. The bank makes sure you aren't overpaying.
10

Who Owns the Dirt? (Title)

What it means: A "Title Company" looks back 100 years to make sure nobody else secretly owns the land your house is on.
Example: Making sure that 50 years ago, a great-uncle didn't leave the backyard to his pet cat in his will.
11

One Last Look (Walkthrough)

What it means: You walk through the house one last time to make sure the seller didn't take the fridge or accidentally break a window while moving out.
Example: Checking your Amazon package to make sure the item isn't broken before you throw away the receipt.
12

Keys & The Tax Coupon

What it means: You sign about 50 papers, get your keys, and then tell the government "I live here!" so they give you a discount on taxes (The Homestead Exemption).
Example: It’s like getting a "Loyalty Discount" from the state of Texas just because you're a homeowner.
